Holland & Knight Advises One Thousand Group on $53 Million Deal for New Miami Tower
MIAMI (December 12, 2024) – Holland & Knight advised One Thousand Group on its acquisition and financing of a 1.6-acre site in the East Edgewater neighborhood of Miami for its newest venture, Tower 36. The transaction, financed by Cirrus Real Estate Partners, was purchased for approximately $53 million, and includes the acquisition of a three-parcel assemblage at 3601 Biscayne Blvd., 345, and 409 NE 36th St. situated at the intersection of East Edgewater and Miami's Design District. The deal was announced on December 10.
The planned and approved project has been designed by architecture firm KPF Architects. The future Tower 36 project will be a lifestyle-focused mixed-use development featuring branded residences as well as a variety of commercial and retail uses, and will feature a private members club, multiple food and beverage offerings, wellness and recovery amenities, and a signature One Thousand Group rooftop helipad and heli-lounge.
Based in Miami, One Thousand Group is a real estate development team led by Louis Birdman, Kevin Venger and Michael Konig. The team is behind some of Miami's most notable projects, including One Thousand Museum, Ten Museum Park, Regalia on the Ocean, Paramount on the Bay in Edgewater and Emerald Brickell.

Holland & Knight previously represented One Thousand Group as part of a joint venture with other partners known as 710 Edge in the acquisition of multiple parcels of property in the Edgewater neighborhood of Miami along Biscayne Bay to create the Villa Miami tower, a Major Food Group branded residence currently under construction. Villa Miami officially broke ground on December 4.
