Overview

Nicholas G. Milano is an attorney and the executive partner for the Fort Lauderdale office, as well as the Real Estate practice group leader for the Fort Lauderdale and West Palm Beach offices.

Mr. Milano focuses his real estate practice on the representation of lenders, developers and borrowers. He handles real estate contract drafting and negotiation, and advanced title examination and issuance of title insurance, as well as leasing issues for major retail clients. Mr. Milano is experienced in representing developers and managers in the acquisition or disposition of hotels and drafting related documents. He also represents owners and contractors in construction-related matters, such as construction contract negotiation and drafting, as well as mechanic's lien and bonding issues.

Representative Experience

Represented an American multinational software company in the development of its office park and headquarters, including the acquisition of the necessary land, the construction of three office buildings consisting of more than 550,000 square feet of office space and a multilevel parking garage, as well as the representation of the client in the financing of the project and continued expansion of the office park
Represented one of the world’s largest cruise line brands in its $300 million corporate office expansion, which included the renegotiation a ground lease with a local municipality and consolidation into one long-term lease for the construction of a 10-story office building with 350,000 square feet of office space, a parking garage, soccer field, basketball court and fitness center for its 4,500 employees
Represented a national pharmaceutical company in the relocation of its headquarters from Miami-Dade County, Florida, to Broward County, Florida, in one of the largest leases in the county for a single-tenant user

Represented the seller of an iconic beachfront hotel located in eastern Broward County, Florida, that was redeveloped into a 1,000-room hotel and conference center
Represented a high-end resort developer in the purchase of a beachfront hotel in Islamorada, Florida, and assisted the client in the redevelopment of the hotel, after which it was named one of Travel and Leisure magazine's "500 Greatest Hotels in the Word"
Represented a premier developer, operator and manager of retail and mixed-use properties in its purchase of a 430-acre private island in the Bahamas for its development into a private, high-end retreat, including private villas, a beach club and resort with activities for exclusive guests from around the world

Represent a major national real estate investment trust (REIT) in the acquisition and development of millions of square feet of retail centers in throughout Florida; as well as the acquisition and disposition of multiple of outparcel sites
Represent major landlords in connection with the leasing of hundreds of thousands of square feet of retail space throughout south Florida
Represent major landlords in the negotiation of construction related documents for the build-out of space for tenant improvements in Florida
Represented a national big box tenant, based in Florida, in the expansion of its new locations throughout the United States
Represented a major tenant in connection with the national leasing of retail locations for its operations in the retail sporting goods industry
Represented an investment fund in the acquisition and disposition, as well as the leasing of major office towers throughout Florida
Represented landlord/owner in connection with the acquisition, leasing and financing of major warehouse products and industrial space in Florida
Represented a major pharmaceutical company as a tenant in one of the largest office leases in western Broward County, Florida
